Construction at William and Mary

Small Hall (Renovation)

Built in 1964, Small Hall is the home of the Physics Department at William and Mary. This building houses major lecture halls, smaller classrooms, instructional laboratories, research laboratories, and an observatory on the roof.

This project will be the first renovation of this 1964 facility, which houses the Physics Department. Renovation will include structural concerns, replacement of the HVAC, modification of the electrical system, technical, security and safety upgrades, wiring for a computer network, removal of hazardous materials, replacement of compressed air system and improved handicapped accessibility.

  • Cost: $ 16.39-million
  • Fund Source: General Fund and GOB/VCBA
  • Renovation GSF: 65,467
  • Start Date: Summer/Fall 2008
  • Finish Date: July 2010
  • Design Team: McKinney & Co./DCI
  • Contractor: W.M. Jordan
  • Progress: The 2007 General Assembly provided $2.8 million in GF for new construction, leaving the expectation that funding the remaining balance of the $9.193 M requested would occur during a later session.  Action on “cost overrun” capital projects (those affected by the 2004-5 market escalation) has been delegated to the Director of Engineering and Buildings by the 2008 General Assembly, and is still pending.

The architect’s preliminary design will be submitted for code review on April 30th, a value engineering study will be conducted, and the program will be scrubbed to align program with the current budget. Completion of design, subject to funding impacts, is scheduled for late summer, 2008. Construction is expected to take 24 – 28 months for a programmed completion in summer, 2010.
